Resort associations are different

• Rental programs: many units are in short-term rental programs. We keep owner rental money separate from association money so the books show only what belongs to the association.
• Seasonal cash flow: snow removal, heat and utilities land in the same winter months, so budgets are built by month, not divided by twelve.
• Master and sub-associations: many valley neighborhoods have a master association with sub-associations underneath. Each needs its own clean books and a clear picture of what it owes the master.
• Remote owners: most board members live somewhere else part of the year, so approvals and records work from anywhere.

What we handle every month

• Bank and reserve reconciliations
• A board packet on the same date every month: balance sheet by operating and reserve fund, budget to actual, general ledger
• Dues billing, owner statements and delinquency reports
• Bill pay from the association’s own bank, only after the board approves
• Budget drafts, year-end records, 1099s and the HOA tax return (Form 1120-H)

Most work happens by email, phone and video. When a records handoff or meeting goes better in person, Eagle County is an easy drive from our Frisco office. Board meetings are during business hours.
