For HOA management companies
Back-Office Accounting for HOA Management Companies
Add associations without hiring another accountant. We close the books for every association you manage, in your software and under your name. You keep the boards. We keep the books.
We already run the full back office for a Colorado HOA management company, from every association’s monthly close to the company’s own books.

| Hiring in-house | Powder | |
|---|---|---|
| Cost | Salary, benefits, software seats and training | A per-door rate that grows with your portfolio |
| Coverage | Closes stall when someone is out or quits | A team, so the close happens on schedule |
| Adding associations | Every new contract stretches the same person | Send us the new association and we add it |

How it works
1. A 15-minute call
We go over your portfolio, your software and which pieces you want off your plate.
2. Access and a close calendar
You give us a user in your software and bank feeds. We agree on when each package is due.
3. Packages on schedule
Every association closes monthly. Questions come to one point of contact on your team.
Who we work with
A good fit
- Management companies whose portfolio is mostly HOAs and condo associations
- Growing firms adding associations faster than they can hire
- Firms whose accountant just left, or is about to
- Companies with some long-term rentals on the side
Probably not a fit
- Vacation and short-term rental managers
- Apartment and multifamily operators
HOA and condo accounting is our focus, and we would rather tell you up front.
Common questions from managers
Do you work in our software or move us to yours?
We work in yours. AppFolio, Vantaca, Buildium, CINC and QuickBooks are all familiar to us. If you are on something else, ask.
Will our boards know you exist?
That is up to you. Most managers keep us behind the scenes and send the reports under their own name.
Who controls the money?
You and your boards. If you add bill pay, we prepare payments for your approval. Association funds stay in the association’s accounts.
Our state licenses community association managers. Can you still help?
Yes. In those states we work under the direction of your licensed manager. See accounting for licensed managers.
What does it cost?
Most portfolios land around $3 to $6 a door each month, depending on services and size. The estimate above gives you a number in about a minute.
Is there a contract?
No long term contract. Either side can end it with 90 days notice. An annual agreement takes 5% off. Your rate is held for 12 months, then adjusts 3% a year.
